Why "how much does siding cost" never has a one-line answer
Every homeowner asking about siding replacement wants a number, and every honest contractor knows the real answer is "it depends." That's not a dodge. Siding pricing is driven by a handful of specific, measurable factors on your house, and once you understand them, the range you're quoted actually starts to make sense instead of feeling arbitrary.
This page walks through what actually moves the price up or down on a Bellingham home, so you can evaluate estimates with a clearer eye — whether you get one from us or from someone else.

The big factors that set the baseline
Square footage and wall complexity
Total surface area is the obvious driver, but shape matters just as much as size. A simple rectangular ranch is straightforward to side. A home with multiple gables, dormers, bump-outs, and varied roof pitches takes more cutting, more flashing, and more time per square foot — even if the total area is similar. Whatcom County's housing stock includes a lot of both, from simple 1970s ramblers to more architecturally detailed homes in the newer developments around Bellingham.
Tear-off versus install-over
What's on the wall now matters. Removing old siding down to the sheathing, checking for rot, and dealing with whatever's underneath takes real labor. In a marine climate with our rain totals, we don't recommend siding over old material — moisture problems get sealed in rather than solved. A full tear-off costs more up front but it's the only way to actually know what condition your wall assembly is in.
Sheathing and framing repair
This is the line item nobody can quote accurately until the old siding comes off. If a contractor finds soft or water-damaged sheathing behind the old material — common on the weather-facing sides of homes near Bellingham Bay or in older siding installations that trapped moisture — that repair gets added to the job. It's not upselling; it's a house that needs it. A contractor who promises a fixed price before ever seeing behind your walls is guessing.
Trim, corners, and detail work
Window and door trim, corner boards, fascia, and soffit work add labor and material beyond the flat wall area. Homes with more windows, more architectural detail, or custom trim packages cost more to side well — the flat field siding is often the easy part.
Product choice
Material cost varies by product line and by whether the siding comes factory-finished or needs field painting. We only install James Hardie fiber cement, in the ColorPlus factory-finished lines, so we can speak to that system specifically: material cost is higher than vinyl, comparable to or less than high-end wood alternatives, and the ColorPlus finish removes a recurring paint cycle from your long-term cost picture — which matters when you're comparing quotes that look cheaper today but assume you'll be repainting in five to seven years.
What our climate adds to the cost conversation
Bellingham and Whatcom County sit in a genuinely tough environment for exterior materials. Homes near the water deal with salt air that accelerates corrosion on fasteners and hardware. Driving rain during fall and winter storms pushes moisture into any gap in the water management details. And our long moss season means north-facing and shaded walls stay damp longer than they would in a drier climate — which is hard on materials that aren't dimensionally stable or that absorb moisture.
None of that changes the base labor math, but it does change what "doing it right" requires: correct flashing and water-resistive barrier detailing, proper fastener spacing and type, and a material that tolerates our wet stretches without swelling, cupping, or feeding mold. Cutting corners on those details doesn't save much money up front and costs a lot more later in the form of repairs.
Questions worth asking any contractor's quote
- Is this a full tear-off, and does the price include disposal?
- What happens to the price if sheathing repair is needed — is there a per-panel or per-sheet rate already agreed on?
- Is the quoted material factory-finished, or will it need painting after install (and who's paying for that paint job)?
- What's covered under warranty, and is it a manufacturer warranty, an installer warranty, or both?
- Does the price include proper flashing and water-resistive barrier work, or just the siding panels themselves?
Where cost comparisons get misleading
A quote for vinyl or a lower grade of fiber cement will often look cheaper than a Hardie ColorPlus quote at first glance. The comparison only gets honest when you factor in expected lifespan, whether repainting is in your future, how the material performs in sustained wet weather, and what the warranty actually covers versus what it excludes. We standardized on Hardie because, installed correctly, it holds up to this climate with the least ongoing cost and hassle over the life of the siding — not because it's the cheapest bid on day one.
